Job Overview:

A Project Manager in a real estate company is responsible for overseeing the planning, execution, and completion of real estate development projects. This includes residential, commercial, and mixed-use properties. The Project Manager ensures that the project meets deadlines, stays within budget, adheres to quality standards, and complies with local laws and regulations.

Key Responsibilities:

  • Project Planning and Coordination:
  • Develop detailed project plans, including scope, schedule, resources, and budget.
  • Coordinate with architects, engineers, contractors, and other stakeholders to define project specifications and timelines.
  • Set realistic deadlines and milestones and track progress throughout the project lifecycle.
  • Budget and Cost Management:
  • Prepare, monitor, and manage the project budget, ensuring cost-efficiency.
  • Negotiate contracts with contractors, vendors, and suppliers.
  • Approve invoices and ensure payments are made according to the contract terms.
  • Identify and address potential financial risks.
  • Quality Control:
  • Ensure that all construction work meets company and regulatory quality standards.
  • Conduct regular site inspections and oversee quality control processes.
  • Address any issues related to safety or quality in a timely manner.
  • Risk Management:
  • Identify project risks, including potential delays, cost overruns, and compliance issues.
  • Develop and implement mitigation strategies to address these risks.
  • Resolve conflicts and issues that arise during the project execution.
  • Communication and Reporting:
  • Serve as the main point of contact for all project stakeholders, including internal management, clients, contractors, vendors, and regulatory bodies.
  • Provide regular updates on project status, including reports on budget, timelines, and any challenges.
  • Communicate effectively with external and internal stakeholders to ensure alignment and support throughout the project.
  • Project Delivery:
  • Oversee the final stages of the project, ensuring all deliverables are completed to the highest standards.
  • Manage the handover process, ensuring proper documentation, inspections, and final approvals are secured.
  • Ensure the project is delivered on time and within budget, with quality outcomes.
